HOW WE OPERATE WHEN STARTING YOUR JOB
Orders we call SBC (supplied by customer materials)  must be ready & delivered – on site, before the job start date. The only materials Tony can pick up for you most times is flooring at General Floors & Tile from the suggest suppliers list if it’s a substantial amount.  That can save you roughly about $300.00 in delivery charges.  If your materials are not in our area, you must schedule delivery on your own. We cannot pick up cabinets or appliances. We cannot pickup cabinets.

TOILETS: If we include your toilet in the estimate, typically it would be a Home Depot mid-range Kohler toilet unless otherwise requested. You are free to pick up your toilet as well. We will not be responsible years later for any issues with the flappers or other problems as we do not manufacture toilets.

Details / Common Questions / Answers To Starting Your Job

  • First & foremost, thank you for choosing Chima Contracting to take on your project!
We appreciate your trust as we know renovating a special room/project in your home can be a bit challenging & sometimes stressful.
Tony & Suzanne will be here for you throughout the entire project to answer any questions you have & to help guide
    you throughout this process.

  • Below is a list of Q & A’s that over time we felt necessary to send out before we start any job.
Some of this information may or may not apply to you, but we believe it’s important & necessary for our customers to read through everything so that there are no unanswered questions or assumed expectations as far as what services we provide.

*Note: By receiving this document, you confirm that you fully understand our process and have no further questions before we start.
Elsewise, it would make sense to call asap and discuss whatever is not fully understood before we start your project.

  • If questions arise that are not in this document, it’s up to you to inquire as soon as possible and preferably before
your job is complete. Thank you for your understanding.

WHEN WILL TONY & OUR CREW ARRIVE?

  • Tony & our crew (Gus, Tyler, & Ethan) will be at your job by 7:15 am ready to start at 7:30 am.
Typically, their day will end by 2:30 – 3:00 pm (Monday through Friday).

  • PARKING / TRASH: In most cases, Tony will need to utilize your driveway for a dumpster or Bagster for trash and enough room
to back in his truck for unloading materials and tools throughout the day, each day. If we have no other choice then to place the Bagster/dumpster on your lawn, we will not be responsible if the grass stops growing underneath, but as a courtesy,
we will spread grass seed once to help the re-growth process along and it would behoove you to take a few moments
    to apply water for regrowth.

  • QUESTIONS/CHANGES: Please have important or last-minute questions ready first thing in the morning so that Tony can go over
them with you before starting your job. A written list is always more useful & appreciated. This will save time & the process will run smoother. Feel free to call or text Suzanne 215-589-0678, during the process at any time for quick questions or concerns.
Response times may be delayed depending on the time of your message especially after 6pm or weekends.
If you have a list of questions, please send them via email to chimacontrating@gmail.com so we can print them out.
Emails are checked throughout the day but it would be best to send a text alert if you need immediate attention.

  • CONTACTING TONY: Tony will not answer his cell during the day unless he is on your job and can pull away.
If you have questions or concerns about your job, please let Tony know first thing in the morning before he starts so he can focus
on your project. As mentioned above, a list is much appreciated.  We’ve had many customers who enjoy watching
their project, minute by minute, day after day, and many customers who love to talk to Tony while he is trying to focus.
Please understand it’s best to try and let him get your job done without too many interruptions.

  • Our hours are from 7am to 6pm as far as receiving calls during the week. Texts are fine and we will try to reply asap.
Again, please try not to send Tony text messages as he does not respond unless a conversation is scheduled.
Email: chimacontracting@gmail.com  -  Suzanne is the main contact for coordinating. 215.589.0678

  • PAYMENTS: This arrangement is broken down in 2 - 4 installments depending on the estimated timeframe
for completion.     The biggest deposit is required on day one of your job start date for the first week’s construction materials & labor. The rest is split up leaving the final payment as the smallest for the last day of your job. Please see payment breakdown for your job sent via email before your start date. If you have additional work that is not on your estimate, the costs and details will be discussed & added on to your final payment.

  • DEPOSITS: Depending on Tony’s estimated timeframe for your job to be completed, the time put in for custom layouts, phone calls, re-visits, before we start your job, we may request a non-refundable deposit to hold your spot on our schedule. We cannot calculate an exact start date months in advance, but we can give you a timeframe, then exact start date as we get closer. Usually, one to two weeks prior.

  • To keep costs down we do not accept credit cards. We do accept personal checks or cash.

  • Please make all checks out to:           Tony Chima

  • DEPOSITS (non-refundable): Windows, doors, & shower pan orders require a deposit 4-8 weeks prior to your job start date as these materials are custom ordered. DEPOSIT INFORMATION BELOW:
    Tony Chima - P.O. Box 181 Doylestown, PA 18901

IMPORTANT THINGS TO NOTE:

  • FURNITURE: We are NOT licensed furniture movers or a furniture moving company. If it is feasible & discussed before your job start date, we can try to help with moving a few things but for the most part, we will not start a job if the job area is filled with furniture, wall hangings, or personal belongings. Will not be responsible for any damage that may or could occur to anything that is in the way of a job. Please be sure to clear out all items in the job areas & anything of value to you. We cannot stress this enough. It’s important the homeowner does their part so we can successfully do our part.

  • DUST: We will do our best to cover anything that is in the area to try & keep dust & debris to a minimum.
*NOTE: It is impossible to keep dust from seeping through cracks even with taped up plastic covering over doors, room openings, & over furniture. If you have very expensive things & don’t want to risk dust settling on them, please remove them. We also do our best to tidy up each day during demo / renovation, but we are not a licensed cleaning service, nor do we supply one.

DETAILS / COMMON QUESTIONS / ANSWERS TO STARTING YOUR JOB Continued

  • ROUGH ESTIMATED TIME FRAME: Tony gives a rough time frame that specifically reflects our part of your job.
If you are having any work done by another contractor or supplier, we cannot take responsibility for,
nor do we have any control of their schedules, when their materials come in, or work ethic for that matter.
Examples: Materials not coming in on time or damaged, installation of counter tops, or using another contractor
for HVAC / Electrical. We will do our best to communicate & help coordinate to get your job completed as soon as possible.

  • TILE & FLOOR DESIGNS *NOTE: Estimates given on tile or floor installations are calculated according to a standard/basic layout
Any horizontal cuts or detailed patterns/designs should be discussed prior to your job start date & is subject to
additional costs depending on the amount of time not initially calculated into the estimate.

If your floor or shower tile is 4’ f long, let us know!   Please be sure to let your designer know before getting into the
design process. Or discuss with us before starting your job. Examples:  Herringbone, pebble waterfalls or floors,
custom niche’, any special design unknown to us after the estimate.
Keep in mind custom designs also include additional costs & material for waste due to cuts.

  • GROUT: The tile representative will help you calculate how many bags of grout you will need according to the amount of tile.

  • TOILETS: We will not be responsible years later for any issues with flappers, clogs, or other problems with
a purchased toilet as we are not the manufacturer. You are free to pick out & purchase your desired toilet if needed.

  • We will not be responsible for the quality or integrity of any of the construction materials or (SBC) (supplied by customer)
    that you purchase.
Example: If you purchase a floor of poor or greater quality that buckles over time, we are not responsible.
If you purchase a peel n stick backsplash, we will not be responsible if it peels and falls off over time. If your new floor fades from
the sun, or you new tile chips a month after we do the work, we will not be responsible. That is a manufacturing issue.

  • MATERIAL DELAYS: We make sure to schedule your job when you have all (SBC) (supplied by customer) materials in.
If we start your job & any of your materials are delayed for any reason, or damaged, we may not be able to guarantee
finishing your job in the estimated timeframe given initially, but we will certainly do our best to coordinate & alternate date to
finish everything left over in a timely manner.

  • CHANGES OR UPDATES TO YOUR JOB: If you decide to make any changes to your project after the estimate and layout
have been finalized, you must notify us before work begins. This includes, but is not limited to, changes in
lighting placement, cabinet sizes, layouts, or any other design modifications.

All layouts and estimates are based on the measurements taken and discussions agreed upon prior to the
start of the project. If changes are made without notifying us beforehand, it may affect the final outcome of the job,
and we will not be held responsible for issues resulting from unapproved changes.

Please understand that any changes made after the original agreement may also result in additional labor and material charges.

Bottom line: communication is extremely important. Please keep us informed of any changes before the job starts.

  • PETS: We cannot be responsible for your pets & we are not dog walkers. On most jobs we will need to go in & out of our trucks   for tools & materials consistently. Please keep your pets somewhere where they cannot get loose or run away.

  • WARRANTY ON OUR WORK: On the final day and even prior to the finality of your job, please make sure to go through
& double check that all the work performed looks great, is working correctly, & that you are satisfied.

As a courtesy we warranty certain parts of our work for up to 3 months.

  • This includes caulking or possibly cracks in the seams of walls where spackled.
We will not come out six months or a year later to re-caulk or re-grout a bathroom (without a labor fee) as there is always
a chance that grout/caulk will loosen/shrink over time & use.

  • The same applies to:

  • Re-grouting a tub or backsplash due to water pressure
Re-spackling a wall or ceiling due to settlement, as there is no way to determine how much a home will settle or how long
it will take for a home to settle. Settlement is normal but not always expected. If you happen to live in a high traffic area or
close to a bridge etc. where there is a lot of traffic, it’s very common for a house to shift from the vibration of moving traffic.
Thus, you may encounter your new drywall or spackle starting to crack over time.

  • We understand and will do our best to help out as long as it falls in our 3-month window.
Otherwise, we will have to charge a fee to come out and do the work.

  • UNFORSEEN ISSUES BEHIND WALLS: There is no way to know what is behind any wall until it comes down. Some older houses
have poor or older electrical and plumbing issues and may need extensive rewiring, rerouting, or new plumbing. If Tony opens
a wall and finds such issues, he will contact and show you immediately. Then discuss in detail what needs to be done and
    any extra costs if necessary.

  • You can contact Suzanne 215-589-0678 throughout this entire process via call or text & she will make sure Tony gets whatever information needed as well as get you the answers in a timely fashion.
